Booking a viewing

The letting process

It is simply a case of booking a viewing and, if you like what you see, a £200.00 reservation fee secures your apartment for the next academic year. A Tenancy Application can be made via the ‘Contact Us’ page and the £200.00 reservation fee is then rolled forward as your tenancy deposit.

When does the tenancy start

Our agreements normally commence on 1st July to enable occupiers to use the apartment throughout the summer and move belongings in rather than taking them all the way home. We like to let our apartments to groups of tenants, rather than on an individual room basis, to ensure everybody gets along with each other.

What is an Assured Shorthold Tenancy

Often abbreviated to ‘AST’, this is simply the contract between landlord and tenant governing their respective obligations. The legislation from which ASTs are derived is part of the Housing Act 1988. More details can be found at

Are there any extra costs First Degree Living charge

Categorically no! Our rents are inclusive of all utilities and free unlimited wireless internet in all rooms. We do not even charge an application/ administration fee.

Return of tenancy deposits

All deposits are released at the end of the tenancy assuming the rent is fully paid and apartment is left in a good condition.

Is my tenancy deposit protected

Yes, it is a statutory requirement for all landlords to lodge rent deposits with a government accredited scheme. We use the Deposit Protection Service (“DPS”) - - and you will receive notification from DPS that the deposit has been lodged within 30 days of your AST commencement.

Parental or Guardian Guarantee

All tenants are required to provide a guarantor in order to ensure each party can fulfill their contractual obligations. These guarantees are important for everybody, including co-tenants, as it is essential all parties to the tenancy perform their obligations.

Approved Landlord

Sheffield Hallam University, in partnership with Sheffield City Council, have launched a new minimum standard for student accommodation, known as ‘SNUG’ approval. As an accredited landlord, First Degree Living’s accommodation meets all of the necessary standards and the apartments can be found on SHU’s studentpad website -
